Sold as-is; no further renovations/upgrades on request. Buyer may inspect before SPA signing. Joint walkthrough and sign-off before handover. Limited defects liability after handover. These are the same for nearly every deal — check them once and leave as is.

Kept deliberately narrow — everything outside this list is excluded from the Vendor's liability.

Defect claims will only be accepted through this app — no side, verbal, or text requests.

Keep this brief and high level (e.g. one line per area) rather than an itemised spec sheet. Edit freely for each deal — this is for the sales/ops team's own record and is not attached to or referenced in the signed booking form.
